Subdivision of land is where land is divided into separate legal titles or properties. It is ultimately a legal process which requires amongst other things, a subdivision consent to be granted by Council. To obtain a subdivision consent you will need to engage a surveyor to construct the proposed plan of your subdivision and establish new proposed boundaries; and a planner to prepare your subdivision consent application.

The first step in all instances is to check your local District Plan. Questions to ask are:
- What is your zoning?
- Does it provide for subdivision?
- And if so, what type of activity does it provide for?
- Check the specifications and conditions listed.

- your land may have recently been rezoned, allowing for subdivision
- your existing land holding may be too big for your current/future needs so you may want to sell off parts to decrease existing land area
- you may be leaving the rural lifestyle and want to change the existing use of the land i.e. decomissioning your existing dairy farm/orchard/dry stock block etc
- you may wish to separate your land into smaller packages and distribute it amongst family
